Project Note

A closer look at PulseReal

PulseReal analyzes short-term rental, long-term rental, crime, school and ROI data for US cities to help investors choose where to buy.

Picking the market before the property

PulseReal is built for the first question a rental investor usually has, which is where to buy. You type a US city or ZIP code and get short-term and long-term rental scores next to crime, school and return-on-investment data, so you can rule out a market before spending time on listings. The homepage snapshot shows the kind of output. For the District of Columbia it shows an average daily rate of $189 across 2,940 short-term rental listings and an average annual short-term rental profit of $30,554.

The site says it covers all 50 states, more than 15,000 cities and over 2.5 million short-term rental listings, updated daily. Its privacy policy says property data comes from public records and third-party sources and is provided for information only. Those headline averages are a starting point. Your own numbers for a specific property will depend on its price, taxes, insurance and financing.

What the paid plans add

The free plan lets you check a couple of deals a month: Explorer and Ranker headlines for every state, two full property or market reports, ten questions to the Pulse AI assistant and one saved buy box with a weekly deal digest. Extra reports can be bought with credits.

Pro, at $39 a month, is where the property-level work happens. It removes the report limit and adds editable underwriting with taxes, insurance and DSCR, real-time deal and price-drop alerts, lender-ready PDF reports and a tracker for properties you already own. Pro+ at $99 adds bulk underwriting of up to 100 listings at once, up to three seats and white-label PDFs. New accounts start with seven days of Pro without a card.

Who runs it

PulseReal is operated by Pulse Real LLC, which also makes the FloGPT chat and voice agent platform. The about page says it was founded in 2020 with a focus on short-term rental investing, and that focus still shows in which numbers the homepage leads with.
